Work includes: Stairs # Fit a second bannister rail on the right hand side ascending at the same height as the existing bannister rail on the left side. The rail should extend 300 mm beyond the top and bottom steps. En-Suite # Existing en-suite to be completely stripped out for proposed works with exception of existing toilet to be retained. # Removal off the wall tiles around shower area and the splash back over the sink in the en-suite. # Removal of the existing floor covering. # Removal of existing radiator for towel radiator in new location as shown on proposed plan. # Tile the floor and the walls (floor to ceiling). # All pipe work to be recessed and sent to the external S.V.P. # Allow for tanking the whole bathroom to a height of 1.5m in the shower area and a height of 200mm in the rest of the en- suite. # Removal of all demolition debris from site and suitable disposal. # Install new Level Access Shower with grab rails and soap dish. # Install new thermostatically controlled shower. # Install new wall mounted Bariatric seat with legs and arms. # Install new folding half height doors. # Install new u-shaped shower curtain rail and weighted split shower curtain # Install new grab rail beside existing toilet. # Install new toilet roll holder. # Install Wall mounted electric heater. # Install new WHB. # Install a new wall mounted mirror with shaver charging point and light above the sink. # Retain existing passive air vent. # Install mechanical extractor fan to ceiling and vented externally. # Install new Globe light. # Remove the door saddle and make good. # Repaint the existing bathroom ceiling with two coats of bathroom paint. # Paint all woodwork including door, doorframe, and architrave on both sides. # Full remedial works to the existing bathroom as necessitated by the works (e.g., reinstatement of floors, walls, and ceilings.). • Check all external drainage both Surface and Foul to ensure it is adequate and working. Construction new surface water and foul mains if necessary. • Removal of all demolition debris from site - which is to be suitably disposed of. All builders waste associated with demolition to be removed and disposed of in accordance with current legislation. • All new work to comply with current Building Regulations standard, KCC issued drawings and KCC standard specification. • Full remedial works to the existing dwelling necessitated by the works. (e.g., make good the walls, allow for re-painting as required.) to be included. • Tying in all services to existing and making good all finishes affected by work both externally and internally to be included. • Please note that the house will be occupied throughout the construction period.
